Understand the price range in your online valuation

Each figure suggests a different asking-price approach.
Select a heading below to learn more.

A more competitive asking price that may attract buyer interest sooner.
It may suit sellers who prioritise a shorter selling timeframe.

A starting point that balances your price expectations with a reasonable time on the market.
This approach may suit you if you want a competitive price without making speed your main priority

A higher asking price that may need more time and clear reasons for buyers to choose your property over alternatives.

This approach may suit you if you can wait.
Some buyers may consider it expensive, and you may need to adjust the price if interest is limited

This estimation is indicative. None of the figures in the range guarantees a sale price or a selling timeframe.

Valuation of prime properties

Online estimates may not fully capture exceptional views, privacy, architecture or build quality, particularly when few genuinely comparable homes are available.
For prime properties, an in-person assessment is strongly recommended.

What does an in-person valuation include?

The online estimate provides an initial reference.
We combine an in-person assessment with relevant market evidence to recommend a realistic asking price and explain the reasoning behind it..

A closer look at your property

We assess its condition, layout, elevation, orientation, views, privacy and outdoor space, alongside distinctive architecture, construction quality, craftsmanship, technical installations and energy efficiency.
We also identify any planning or legal matters that may affect the final price or require specialist review.

Relevant market comparisons

We compare suitable properties, considering advertised asking prices and those recorded by Notaries at the Land Registry, where available. Similar size alone, location and age do not make two homes comparable.

A clear pricing recommendation

We explain the recommended asking price, the evidence behind it and how your preferred selling timeframe influences the pricing approach.

A sale strategy for international buyers

If you decide to sell, we outline how your property would be presented to qualified buyers from northern Europe, with or without property portals.

Frequently asked questions

Does the in-person valuation cost anything?

No. The visit and our pricing recommendation are free and carry no obligation. Your details are used only to respond to your enquiry and are treated as confidential.

Do I have to sign a listing agreement to receive an on-site valuation?

No. The valuation is a separate step. You decide afterwards whether to sell, when to sell and whether you want us to represent your property.

How long does the valuation visit take, and what happens afterwards?

The visit usually takes around an hour, depending on the size of the property.
Afterwards, we prepare your valuation file at our office. It includes our pricing recommendation, the comparable properties behind it and how your preferred selling timeframe affects the price. We then go through it with you.

What documents should I have ready?

No documents are essential for the valuation. If you have your title deed (escritura), nota simple (Land Registry extract) and floor plans, they help us make it more accurate.
We would only ask for any other documents, such as those needed to assess taxes and ownership costs, if you later decide to sell with us.

Which areas do you cover?

We focus on Costa Blanca North, from Dénia to Alicante, including Jávea, Moraira, Benissa and Altea, as well as some of the inland valleys.
If your property is not near any of these areas, send us a message and we will tell you whether we can assist.

Can you value my property if I live outside Spain?

Yes. We can arrange the visit with a representative of your choice, such as a family member or property manager, and keep you informed by video call, email or WhatsApp.

Why are similar-sized properties in the same neighbourhood advertised at very different prices?

Location and size are only part of the picture. Views, privacy, elevation, outdoor space, condition and renovation quality can make a substantial difference.
Advertised prices also reflect each seller’s expectations. A higher asking price does not necessarily mean a property will sell for more.

How accurate is an online property valuation?

An online valuation provides an indicative estimate, not a confirmed selling price. Its accuracy depends on several factors, including the address and property details entered, the availability of relevant comparable properties in the area, and how well the model captures your property’s individual characteristics.

Automated tools may not fully account for views, privacy, condition, construction or renovation quality, materials, technical features or distinctive architecture. An in-person assessment allows us to evaluate these factors, interpret the estimate in the context of your property and recommend a realistic asking price..

If I decide to sell through you, will my property be advertised on property portals?

Not necessarily.
The marketing approach depends on the property, your timeframe and your priorities.
Some properties benefit from wide portal exposure, while others are better presented discreetly to qualified buyers.
We discuss the options with you before anything is published.
